Preapproved Modifications

Overview

This page lists common modifications that are automatically approved when completed in like-kind and in compliance with Lakeside Green Condominium Association standards.


These items do not require an architectural application only when all listed conditions are met. Any modification outside these standards must receive prior written approval from the Association.

What “Like-Kind” Means

“Like-kind” means the replacement:

  • Matches the existing size and location
  • Does not alter the structure
  • Does not change the exterior appearance
  • Does not impact common or limited common elements

✅ Preapproved Modifications

🚪 Patio / Balcony Door Replacement

Preapproved when:

  • Same size and opening
  • No structural changes
  • Frame and finish match existing standards
  • Exterior appearance remains unchanged

Approval required if:

  • Size, style, or configuration changes
  • Structural work is involved
  • Exterior appearance is altered


🪟 Window Glass Replacement (Glass Only)

Preapproved when:

  • Replacing broken or cracked glass only
  • Existing window frame remains unchanged
  • Same transparency and tint

Approval required if:

  • Window frame is replaced
  • Tint, size, or style changes


🚪 Interior Door Replacement

Preapproved when:

  • Doors are fully interior
  • No wall or framing changes

Approval required if:

  • Fire-rated doors are modified
  • Structural changes are required


🧱 Interior Flooring

Preapproved when:

  • Flooring is installed within the unit only
  • No changes to subfloor or structure
  • Installation complies with noise requirements

Approval required if:

  • Subfloor or structural work is required
  • Flooring impacts neighboring units


💡 Interior Fixtures & Finishes

Includes:

  • Lighting fixtures
  • Plumbing fixtures
  • Cabinetry
  • Countertops
  • Interior paint and wall finishes

Preapproved when:

  • Work is limited to the unit interior
  • No common plumbing or electrical systems are altered


❄️ HVAC Unit Replacement (Like-for-Like)

Preapproved when:

  • Replacement unit is similar in size and capacity
  • Equipment remains in the same location
  • No exterior visual change
  • Installed by a licensed contractor

Approval required if:

  • Equipment is relocated
  • Exterior appearance changes
  • Structural or shared systems are affected


🪴 Patio / Balcony Flooring (Surface Only)

Preapproved when:

  • Flooring is surface-mounted only
  • No drilling or penetration of waterproofing
  • Drainage is not altered
  • Materials meet Association standards

Approval required if:

  • Anchoring or drilling is required
  • Waterproofing or drainage is impacted


📷 Security Cameras (Limited Use)

Preapproved when:

  • Camera faces only the unit entry or interior
  • No recording of common areas or neighboring units
  • No audio recording
  • Required signage is installed

Approval required if:

  • Camera captures common areas
  • Audio recording is enabled
  • Installation affects common elements

🚫 Modifications That Always Require Approval

The following are not preapproved and always require written Association approval:

  • Structural modifications
  • Exterior wall penetrations
  • Changes to common or limited common elements
  • New fencing, hedges, or landscaping
  • Satellite dishes or antennas
  • Window air-conditioning units
  • Generators or solar devices
  • Any change affecting exterior appearance

When Approval Is Still Required

Even if listed above, approval is required if the modification:

  • Changes size, style, or configuration
  • Impacts structural components
  • Affects common or limited common elements
  • Alters the exterior appearance of the property

This page is provided as a convenience summary. In all cases, the Association’s Declaration, Bylaws, and Rules & Regulations control. The Association reserves the right to require approval for any modification that does not strictly comply with these standards.
