Purpose
This page identifies common modifications that do not require an architectural application when completed in compliance with Lakeside Green Condominium Association rules and standards.
These preapproved modifications are limited to work that:
- Affects only a single unit
- Does not alter structural components
- Does not change the exterior appearance of the buildings
- Complies fully with the Association’s governing documents
If a proposed modification falls outside these standards, written approval from the Association is required.
✅ Preapproved Modifications
The following items are automatically approved when replaced in like-kind and following the conditions listed below.
1. Patio / Balcony Door Replacement
Preapproved when:
- Replacement is the same size and configuration
- No change to the opening or structure
- Frame and finish match existing community standards
- No alteration to exterior appearance
Approval required if:
- Size, style, or configuration changes
- Structural modifications are required
- Exterior appearance is altered
2. Window Glass Replacement (Like-Kind Only)
Preapproved when:
- Replacing broken or cracked glass only
- Existing window frame remains unchanged
- Same transparency and tint
Approval required if:
- Window frame is replaced
- Size, style, or tint changes
3. Interior Door Replacement
Preapproved when:
- Doors are fully interior
- No changes to walls or framing
Approval required if:
- Fire-rated doors are modified
- Structural changes are involved
4. Interior Flooring Replacement
Preapproved when:
- Flooring is installed within the unit only
- No changes to subfloor or structure
- Installation complies with noise and sound-dampening requirements
Approval required if:
- Subfloor modifications are required
- Flooring affects adjacent units or common elements
5. Interior Fixtures and Finishes
Includes:
- Lighting fixtures
- Plumbing fixtures
- Cabinetry
- Countertops
- Interior paint and wall finishes
Preapproved when:
- Work is confined to the interior of the unit
- No common plumbing or electrical systems are altered
6. HVAC Unit Replacement (Like-for-Like)
Preapproved when:
- Replacement unit is similar in size and capacity
- Equipment remains in the same location
- No exterior visual change
- Installed by a licensed contractor
Approval required if:
- Equipment is relocated
- Exterior appearance changes
- Structural or common systems are impacted
7. Patio / Balcony Surface Flooring (Surface Only)
Preapproved when:
- Flooring is surface-mounted only
- No penetration of waterproofing membrane
- Drainage is not altered
- Materials comply with Association standards
Approval required if:
- Drilling or anchoring is required
- Waterproofing or drainage is impacted
8. Security Cameras (Limited Use)
Preapproved when:
- Camera faces only the unit entry or interior
- No recording of common areas or neighboring units
- No audio recording
- Required signage is installed
Approval required if:
- Camera captures common areas
- Audio recording is enabled
- Installation impacts common elements
🚫 Modifications That Always Require Approval
The following items are not preapproved and always require written Association approval:
- Structural modifications
- Exterior wall penetrations
- Changes to common or limited common elements
- New fencing, hedges, or landscaping
- Satellite dishes or antennas
- Window air-conditioning units
- Generators
- Solar devices
- Any change affecting exterior appearance
When Approval Is Still Required
Even for items listed above, approval is required if the modification:
- Changes size, style, or configuration
- Impacts structural components
- Affects common or limited common elements
- Alters the exterior appearance of the property
