Insurance Information

The Lakeside Green Owners Association maintains insurance coverage as required by the governing documents and Texas law. This coverage is intended to protect the Association, common elements, and the community as a whole.


Homeowners are responsible for carrying their own individual insurance policies to cover their units and personal property.


This page provides only a general overview of coverage and responsibilities.

Association Insurance Coverage

The Association maintains insurance coverage that includes the following:


🏢 Property Insurance

Covers Association-owned property, including:

  • Residential buildings
  • Common area structures
  • Clubhouse and shared amenities

Coverage is written on a replacement cost basis, subject to deductibles and policy terms.


🌪️ Wind & Storm Coverage

  • Wind and hail coverage is included
  • Named storms and wind events are subject to percentage-based deductibles per building


⚙️ Boiler & Equipment Coverage

Provides coverage for certain mechanical and equipment failures related to:

  • Boilers
  • Mechanical systems
  • Covered equipment serving the community


⚠️ General Liability Insurance

Covers bodily injury and property damage claims arising from:

  • Common areas
  • Association operations
  • Association-sponsored activities


👔 Directors & Officers (D&O) Insurance

Protects:

  • Board members
  • Officers
  • Committee members
  • Volunteers

From claims related to governance decisions made on behalf of the Association.


🔐 Crime Insurance

Provides coverage for losses related to:

  • Employee theft
  • Fraud
  • Forgery
  • Certain financial crimes


💻 Cyber Insurance

Covers certain risks related to:

  • Data breaches
  • Cyber incidents
  • Electronic data and systems


👷 Workers’ Compensation

Maintained as required for Association operations and covered personnel.


What the Association Does Not Cover

Association insurance does not cover:

  • Personal belongings inside units
  • Interior improvements or upgrades made by owners
  • Damage originating within a unit (unless caused by a covered common system)
  • Loss of use or personal liability inside a unit

Homeowner Insurance Requirements

Each homeowner is responsible for maintaining their own insurance, including:


🏠 HO-6 Condominium Policy

Owners are required to carry an HO-6 policy, which typically covers:

  • Interior finishes and improvements
  • Personal property
  • Personal liability
  • Loss of use


🌊 Loss Assessment Coverage

Owners should also consider loss assessment coverage, which may help cover:

  • Special assessments related to insurance deductibles
  • Certain losses not fully covered by Association insurance

Deductibles & Assessments

In some cases, the Association’s insurance deductibles may be:

  • Charged back to the owner if the loss originates from a unit
  • Assessed to the membership as permitted by governing documents


Owners should review their personal policies to ensure adequate protection.

Certificates of Insurance

Requests for Association insurance certificates may be submitted to HOA Management through TownSq.
