General Requirements (All Moves)
- All moves must comply with the Association’s Community Standards and Common Area Rules.
- Owners are responsible for the actions of their tenants, guests, movers, and contractors.
- Any damage to common areas caused during a move is the owner’s responsibility and may be charged back.
- Moving activities must not interfere with other residents’ access, safety, or use of the property.
Approved Moving Days & Hours
- Moves are permitted during reasonable daytime hours only.
- Early-morning or late-evening moves that create noise or disruption are not permitted.
- Moves may be restricted during holidays or community-wide events.
If you are unsure whether a specific date or time is permitted, please contact the Association in advance.
Parking & Access During Moves
- Moving trucks and vehicles must use designated parking areas only.
- Fire lanes, drive aisles, sidewalks, and building access points may not be blocked at any time.
- Clubhouse parking spaces may not be used for moving.
- Overnight parking of moving trucks is not permitted.
- Vehicles may not park on landscaped areas.
Vehicles in violation may be fined or towed.
Protection of Common Areas
Owners must ensure movers:
- Use care when transporting furniture and appliances
- Do not drag items across sidewalks, stairs, or entryways
- Do not lean items against buildings, railings, or fences
- Properly clean up packing materials and debris immediately
Common areas must be left clean and undamaged after the move.
Move-In Requirements (Tenants)
For rental units, the following apply in addition to the above:
- Leasing must comply with the Association’s Rental Guidelines
- Required Association approval must be obtained before occupancy
- Lease agreements must require tenants to comply with all Association rules
Owners are responsible for providing tenants with a copy of the Rules & Regulations.
Move-Out Requirements
Before vacating a unit:
- All personal items must be removed from patios, balconies, storage areas, and carports
- Trash, bulk items, and packing debris must be properly disposed of
- No items may be left in common areas or dumpster enclosures
Bulk items may not be placed in dumpsters unless permitted by the waste provider.
Utilities & Services
- Owners are responsible for coordinating utility transfers
- Utilities must not be disconnected in a way that affects common systems or neighboring units
Prohibited During Moves
The following are not permitted during move-in or move-out:
- Blocking fire lanes or emergency access
- Using common areas for temporary storage
- Leaving trash or bulk items in unauthorized locations
- Creating excessive noise or disturbance
- Damaging common elements
Fines & Responsibility
Violations of these guidelines may result in:
- Fines in accordance with the Association’s Fine and Penalty Schedule
- Reimbursement for damage to common elements
- Enforcement action against the owner
