Can't find your answer here? Ask through TownSq.

What am I responsible for inside my home, and what does the HOA handle?

Owners take care of everything inside their home: plumbing fixtures, appliances, water heaters, heating and air conditioning that serves only their home, outlets, flooring, cabinets, countertops and interior walls.

The HOA takes care of everything outside: roofs, foundations, exterior walls and siding, fences, gates, landscaping, sidewalks, parking areas, the pool and other shared amenities.

If a problem affects more than one home or starts outside your walls, it's usually the HOA's. When in doubt, send a request in TownSq and management will route it. See Who fixes what for the full list.

How do I ask for a repair, and who do I contact?

Send every non-emergency request through TownSq. It creates a written record, lets you track it, and helps management prioritize. The community is managed by Goodwin & Company, who line up the vendors and follow up.

For emergencies (active water leaks, fire, a gas smell, or anything unsafe): call 911 first if anyone is in danger, then notify management through TownSq.

Why does maintenance happen building by building instead of all at once?

Lakeside Green follows a long-term plan so work is done before things fail and the cost is spread over several years. Each building gets its turn for washing, fence repairs, landscaping, painting and inspections. It keeps dues steady and avoids surprise bills.

What should I do if there's a water leak or a plumbing emergency?

Report it right away. Some homes share water shut-off valves, so fast reporting keeps the damage from spreading to your neighbors.

  • If water is actively damaging property, call for emergency help if needed.
  • Send an emergency request in TownSq.
  • If it's safe, shut off the water at the nearest valve for your home. Don't wait to see if it stops.

When is trash pickup, and what can go in the dumpster?

Pickup is Mondays and Thursdays. Bag all trash and put it fully inside the dumpster. Furniture, mattresses, TVs, large boxes and bulk debris can't be left at the dumpster; take them off-site. Items left outside the dumpster attract pests, create safety hazards and can lead to fines.

What pet rules come up most?

  • Pick up after your pet right away.
  • Dogs stay on a leash in all shared areas.
  • There are no breed restrictions, but approval depends on the animal's behavior.

Owners are responsible for their pets. Violations can lead to warnings or fines.

Who can use the pool, and when?

The pool is closed until spring 2027.

When it's open, the pool is for residents and their guests. Quiet hours are 10:00 pm to 10:00 am. It may close for cleaning, repairs, inspections or weather. There's no lifeguard, so everyone swims at their own risk and follows the posted rules.

What are the parking rules?

Park only in designated spaces and follow the posted signs. Commercial vehicles, trailers, oversized vehicles, and stored or inoperable vehicles aren't allowed. Vehicles that break the rules may be towed at the owner's expense. See Parking & Towing.

How does the HOA plan and pay for big repairs?

The board keeps a five-year plan for big work like foundations, fencing, the parking lot and the pool, and builds savings through dues so projects get done without sudden bills. See the 5-year plan.

What happens if someone ignores the rules?

Enforcement goes step by step: a written notice, a chance to fix the problem, then fines or further action if it continues. Rules are applied the same way to everyone.
