Preapproved changes

These common changes are automatically approved when they're done "like-kind" and meet the association's standards. Anything else needs written approval before work starts.

What "like-kind" means

The replacement:

• matches the existing size and location,
• doesn't change the structure,
• doesn't change how the outside looks, and
• doesn't affect shared areas.

Preapproved, when the conditions are met

Patio or balcony door replacement

Preapproved when it's the same size and opening, there's no structural change, and the frame and finish match the existing standard. Approval is needed if the size, style or look changes, or structural work is involved.

Window glass (glass only)

Preapproved when you're replacing broken or cracked glass, the frame stays, and the tint matches. Approval is needed to replace the frame or change the tint, size or style.

Interior doors

Preapproved when the doors are fully inside your home and no walls change. Approval is needed for fire-rated doors or structural changes.

Interior flooring

Preapproved when it's inside your home, the subfloor isn't touched, and it meets the noise rules. Approval is needed if the subfloor or structure is affected, or it could affect your neighbors.

Interior fixtures and finishes

Lighting, plumbing fixtures, cabinets, countertops, paint and wall finishes are preapproved when the work stays inside your home and no shared plumbing or electrical lines change.

Air conditioner replacement (like-for-like)

Preapproved when the new unit is similar in size and capacity, stays in the same spot, doesn't change the outside look, and is installed by a licensed contractor. Approval is needed if it moves, looks different outside, or affects shared systems.

Patio or balcony flooring (surface only)

Preapproved when it sits on the surface with no drilling, doesn't affect drainage or waterproofing, and meets the association's standards.

Security cameras (limited)

Preapproved when the camera covers only your entry or the inside of your home, records no shared areas or neighbors, records no audio, and the required sign is posted.

Always needs approval

• Structural changes
• Anything that goes through an exterior wall
• Changes to shared areas
• New fencing, hedges or landscaping
• Satellite dishes or antennas
• Window air conditioners
• Generators or solar devices
• Anything that changes how the outside looks
