Insurance
The association carries the insurance its governing documents and Texas law require, to protect the association, the shared areas and the community. Each owner carries their own policy for their home and belongings. This page is a general overview only.
What the association carries
- Property: the residential buildings, shared structures, clubhouse and amenities, at replacement cost, subject to deductibles and policy terms.
- Wind and storm: wind and hail are included. Named storms and wind events carry a percentage deductible per building.
- Equipment breakdown: certain mechanical and equipment failures.
- General liability: injury and property damage claims from shared areas and association activities.
- Directors and officers: protects board members, officers, committee members and volunteers from claims about decisions made for the association.
- Crime: losses from employee theft, fraud, forgery and certain financial crimes.
- Cyber: certain data breach and cyber risks.
- Workers' compensation: as required.
What the association doesn't cover
- Your belongings inside your home
- Interior upgrades you've made
- Damage that starts inside your home, unless a shared system caused it
- Loss of use, or personal liability inside your home
What owners need
An HO-6 condominium policy is required. It typically covers interior finishes and upgrades, your belongings, personal liability and loss of use.
Loss assessment coverage is worth considering. It can help pay your share of a special assessment for an insurance deductible or a loss the association's policy doesn't fully cover.
Deductibles
In some cases the association's deductible may be charged back to the owner when a loss starts in their home, or assessed to all owners as the governing documents allow. Review your own policy to make sure you're covered.
Good to know
- Coverage, limits and deductibles change from year to year.
- Talk to your insurance agent about your own coverage.
- For a certificate of the association's insurance, ask management through TownSq.
